Fast Exterior Wood Repair Before a Home Inspection – Fleming Island Case Study
When Time Matters, the Right Repair Matters More
We recently received a call from a real estate agent in Fleming Island who was in a tough spot. A home inspection was scheduled for the next day, and the inspector had flagged water damage on an exterior door from a previous inspection report. The problem: every contractor they called either said the job was too small or they didn’t have time to get to it before the inspection.
We rearranged our schedule to help them out because this is exactly the kind of situation where experience and preparation matter.
The Problem: A Failed Previous Repair
When we arrived, it was clear the door had been repaired before — but the repair had failed. The previous repair used wood in an area that continues to be exposed to water. As a result, the wood absorbed moisture, swelled, and began to rot again. This is a very common issue we see around doors, windows, and trim in Florida.
Once wood rot starts and the underlying issue isn’t addressed, the problem always comes back.
The Solution: Custom PVC Repair
Instead of replacing the entire door frame, I evaluated the damage and determined we could remove the damaged sections and fabricate custom replacement pieces. We...
- Removed the rotted material
- Fabricated custom trim pieces to match the existing profile
- Used PVC trim instead of wood so the repair will not rot again
- Installed, sealed, and painted everything in one day
This approach saved the homeowner money, solved the problem properly, and met the inspection deadline.
